Rental Rate Options (USD)

$300 deposit and $900 a month for rent. If a 2nd person, an additional $100/mo. If the lease does not terminate on a set date, 30 days notice is required. I will ask for a background/credit check, but will not ask for your social security number or any money. I use RentPrep.com's Tenant Screening Service. I will give them your email address, and they will send you a link and you will pay for it ($47) and fill out the information. I'll have your reports by the next day if not sooner. If you want to do a background check on us, we will after we approve yours.

Description

CHBO Rental/Certified/Complete do not apply to room rentals in a house. The sqft listed is the part we are renting, the house is 2300sqft. The rental rate is for 1 person, add $100 for a second. We are renting most of the upstairs of our house (we have the master suite), which includes sole use of the living room, dining room, hall bathroom and 1 bedroom. We have a kitchenette downstairs but we do use the kitchen when we need the stove or oven. Use of the utility room in the garage is included. All utilities are included. We do not have cable, we have YouTube TV and we have no landline. You will have an assigned parking spot in the driveway and use of the back deck with natural gas grill. We expect you to clean up after yourself, but we do have a housekeeper come in monthly to clean.

The house is hidden away in a subdivision in the middle of Hoover's shopping district. Sitting on the screened in back deck lookin out at the trees, you would never know everything is right outside the subdivision. You will be within 2 miles of everything you need from the post office, to several gyms, grocery stores, restaurants, banks, the mall, the library and more.

We don't care if you drink, but please, no drunks. No drugs. Outside smoking only. No pets. If you like dogs, we have 1 small and 2 smallish ones that stay in the basement with us, but you are welcome to borrow one or more for company or to walk around the neighborhood. They are all quiet and live in the basement, so they won't disturb you if you don't like dogs. We don't care if you have company, but if they are here more nights than not and bathe here, the additional $100 for a second person applies.
